    1. COMMERCIAL PLAN REVIEW AND PERMITTING SUBMITTAL REQUIREMENTS


      The City of Bowie has adopted the 2018 IBC, IEBC, IMC, IPC, IFGC, IFC, IECC and 2017 NEC.

      REQUIRED CONSTRUCTION DOCUMENTS: If the building is larger than 5,000 square feet or spans greater than 25 feet, structural sealed engineered drawings are required.  If the project cost exceeds $100,000.00 an architectural seal is required.

      TDLR Architectural Barriers Registration Verification (if the project is $50,000 or more)

      Plans and documents should be sent electronically for review, that should include:

      1. SITE PLAN/PLANS THAT INCLUDE:

      A. Plat/Legal Survey

      B. The property lines and all building, structures, easements and zoning setbacks

      C. The area of the footprint of the proposed construction

      D. All utilities to and from the building

      E. Irrigation Plans

      F. Parking

      G. Fire Lanes

      H. Fire Hydrants

      2. BUILDING PLANS

      A. Foundation Plans

      B. Framing Plans

      C. Floor Plans

      D. Clear dimensions for all construction

      E. Door and window schedule that will show rate assemblies

      F. Wall and roof sections that show R-values of insulation

      G. Elevations of all four sides

      H. Details for stairways

      I. Details for plumbing layouts

      J. Casework details

      3. MEP

      A. Plumbing: plumbing line sizes for SS, SD and hot and cold water lines, gas lines with pressure regulators, riser diagrams and RPBFP

      B. Heating & AC. Location of Units. If in attics, a diagram of access walkways, service receptacle and lighting controls. Duct sizes and insulation. Condensate drainage.

      C. Electrical: One line diagram from utility meter to last panel board. Show all wire sizes, main breaker size and grounding and bonding details. Panel board circuit layout and identification. Lighting layout showing circuits and controls. Receptacles showing circuit identification. Exit lighting. Emergency egress lighting.

      4. IFC

      A. If sprinkled building: FDC. Sprinkler riser and dimensions of riser room. Knox box location

      B. Commercial kitchen hoods: Location and size of supplemental portable fire extinguisher. Location of manual trip for fire extinguishing system.

      C. If required or installed, location of portable fire extinguishers.

      D. Location and details of address to be placed on outside of building.

      5. IECC

      A. Energy Compliance Report

      -Building envelope

      -Mechanical

      -Electrical

      - 3rd party IECC inspections required by developer/owner
